Type of HVAC: Two (2) HTC Boilers w/ indirect tanks and LG VRF Heat Pumps
Scope of Work: This was a very involved project involving multiple phases and both Alt 1 and Alt 2 DOB filings. Complicating things further was the building’s Landmark designation, thus both interior and exterior filings were pursued for the sake of expediency in the project. The two-unit building had separate architects for each apartment, but our office handled MEP for both, alongside the same GC for both. The photos shown here are of the lower level unit, in collaboration with Atema Architecture. ABS designed separate boilers and LG VRF systems for each apartment, allowing the two owners, both who are only in NYC part time to control HVAC from afar. Additionally, the very rare “carraige house” in the rear yard was connected to the lower level unit with a radiant floor heated glass solarium, truly a site to behold.
